Pre-Inspected Homes sell Faster in Atlanta

David Lelak, an Atlanta home inspector had been trying to help sellers understand the benefits of having their home inspected before putting it on the market.  When people are looking to buy a used car in todays market they go somewhere that has a certified inspection on the car done.  They are quicker to buy a used car from that place than from an individual that has not had their car checked out.  As a matter of fact, if they go to purchase one from an individual they will usually have a mechanic come out and look at it first.  Now a can is not nearly as expensive as a home, and most buyers have become very savy about getting their dream home “Checked Out”.  They want to know that the home they’re going to purchase is not the money pit.  Now this is where the prelisting inspection comes in as a benefti for the sellers.  The buyers see a sign that states “This home Preinspected by IHI Home Inspections” and that automatically gives them a sense of security.  Because of having that sense of security “They are able to Fall In Love With Your Home” quicker and easier.  This helps your home stand out in the market place, and right now you need all of the advantage you can get.

I want you think a moment about the largest investment that you purchase and the effects of not having it inspected. When I do a home inspection I look for over 2,500 things and spend and average of three to four hours on the home inspection process. I do a visual inspection from the bottom all the way to the top. I climb roofs to crawl spaces and go most places a home owner would never venture to.

What if one of the main components is not working properly, just one major component of your home could be more expensive than the average cost of a well done home inspection. Atlanta Home Inspector wants to know “Could You Have Radon In Your Home?”

- My Neighbor didn’t so probably not. I wouldn’t count on this being true.

I’m David Lelak, an Atlanta Home Inspector and I do radon testing and most people don’t know what it is nor do they know the risk that it causes. Radon is a cancer-causing natural radioactive gas that you can’t see, smell or taste. Its presence in your home can pose a danger to your family’s health.The good news is that Radon Gas can be detected with a simple test and if the home you’re purchasing has elevated levels of Radon Gas, it can be easily fixed. The key to the issue is Getting A Radon Test. Then you know if the problem exists and if so, to what degree.

I did a radon test using a continuous monitor will that test every hour on the hour for 48 hours on my own home and the test came back with low levels. I thought great, we don’t have to do anything about it and we also don’t have to worry. My wife’s parents live right behind us so I decided I would go over and test their house; you want to protect those you love right? I did the test and most people would think they would test about the same because they live right behind us. Their test came back with levels at 13.8 and because it was so high I did the test again. Both of them smoke, so their house needed mediation immediately. There is no telling how long that the levels have been that high. Both of our homes are on a basement and this really reiterates the message that all homes should be tested. And it doesn’t matter if your home is built on a basement, crawlspace or a slab, this deadly gas can seep in and it doesn’t matter if it’s brand new construction or a 50 year old home.

It’s estimated that Radon Gas kills 21,000 Americans each and every year. As a matter of fact, Radon Gas is the second leading cause of lung cancer, only second to cigarette smoking. And if you smoke this number is even greater.
