Atlanta Home Inspector reveals AC issues. A tip every homeowner can use.

David Lelak, an Atlanta Georgia Home Inspector reveals different issues that are found in the process of doing home inspections. In this case he finds where the ac units have settled and need to be leveled. This is an issue that you will want to check around your own home periodically. When the builder grades and finishes the grading around a home, often times it is fill dirt instead of original ground and the fill dirt will tend to settle. Also if you have a wash area this can cause an area around the units to wash away and this will let the unit become unlevel. If the unit is not sitting level it can cause the bushings and bearings on the fan on the inside of your unit to wear out prematurely and need replacing quicker.

It’s a Brand New Home, I don’t need it inspected. Wrong!

So your purchasing a brand-new home and you don’t think that you need to have it inspected. You might want to think again. I’ve been on several home inspections lately where I have spotted several issues that may or may not have been caught at the walk through. One of the main issues that I have found is defects up on the roof. These defects would not have been found if I had not walked the entire roof area. Most of the time people can’t believe that I would even get up on this type of roof but if you look closely you can see my shadow in the picture.

In the picture to the right you can see where there’s a cracked shingle that may not look like much, but on a brand-new home it could be considered a big deal. Shingles are layered for a reason, when installing a Atlanta Home Inspector checks new roofshingle roof the bottom shingle has nails and then the shingle on top of it is supposed to cover those nail holes so the water does not penetrate the roof.

While the builder had the roofing contractors come back to redo the shingles on the peak of this home, this is the way that they repaired this. This repair is simply a Band-Aid and over a period of time, the caulking that they have put up here will deteriorate and break down allowing water to begin to seep into the home unnoticed. While this doesn’t look like a big issue would you want your brand-new roof to look like this and to possibly have these types of errors in the future?

This is also one of the first homes that sold in this neighborhood. It’s not like they were on the last home and rushing to get done. It was caught in the very beginning of a new subdivision. Lucky for this homeowner they chose to go ahead and do a home inspection on their brand-new home. This also helped the builder because he can still go back to the roofing contractors for them to fix the situation.

Georgia Home Inspector wants people to know about the dangers of radon

David Lelak, an Atlanta Home Inspector just wanted everyone to know the dangers of radon. Most people have no clue about radon and in this instance what you don’t know can kill you. Most people who die because of lung cancer that have never smoked and never been around the second hand smoke has been because of radon gas. You can’t smell it, you can’t see it, it is an unnoticed silent deadly gas. I personally wouldn’t live in a home that has not had a radon test. We suggest that every person that gets a home inspection done by a home inspector has a radon test performed at the same time. Atlanta Georgias Home Inspector Tips

Did you know that an Atlanta Home Inspection can help you protect your future investment if the home owners are still living there?
