The term pre-listing inspection may or may not have meaning for you. It is exactly what the name implies, a home inspection performed before a house is listed on the market. But why would anyone want to go through all that trouble when the buyer usually has their own inspection? Or worse? What if you have your house inspected and the buyer still has an inspection of their own? These questions are valid, but aren’t as major as they may seem. Changes in the market require changes in thinking. With the way the market has become, any edge over competition should be highly sought after. A pre-listing inspection can be that edge for you. Are Home Inspections Worth the Money?

I was surfing the web and found this interesting site www.trulia.com for real estate professionals and it is where you can ask a question and the real estate professionals will answer the questions. Pretty neat. I was looking to see if there was any home inspectors on the site and so I did a search and the first thing that came up was the above question. I thought it would be interesting to see what the pros had to say. I checked and there was 27 answers and each one was a yes, it is worth the money. I thought it was neat to see a lot of them say that a pre-listing inspection is a great idea also. As an Atlanta Home Inspector I want you to know that we are keenly aware that the real estate market has slowed down. And I know that You need to close every transaction you get so that You can achieve Your goals, and that our client has looked high and low for the perfect home.  I am out to make sure that the homeowner does not end up with the money pit or a financial nightmare and yet I don’t scare them purposefully.  When choosing IHI Home Inspections to do your home inspection you can count on me to do 7 key things and they are as follows:

5. I look sharp and have my vehicle looking sharp, so that I present the proper professional image to our client.

6. Make sure you get Zero Callbacks! I do a thorough job and explain my findings well.

Atlanta Home Inspector’s Home Maintenance Tip

As an Atlanta home inspector, I like to give tips on the best ways to maintain your property. This time, I want to talk to you about your gutters and downspouts. They should be cleaned and inspected at least semi-annually. Typically the best times to tackle the job or spring and fall. The reason that you need to keep your gutters cleaned out is because when their full and backed up, flooding can occur as well as roof leaks caused by water seepage.

There’s no easy way to tackle this job and if you’re not a really great do-it-yourselfer there are professional companies that you can hire that will do the job for you. Using a garden often washes debris into the downspouts and often causes clogs and consequently more work.

The best way to do this job is to simply attach a latter to the roof and have a garbage bag or a bucket handy so that you can take and clean the gutters and put the debris in the bucket or bag. Then use a garden hose to wash away the dirt or residue.

If by chance there is a backlog in your downspouts. Then you’ll need to use a plumber’s snake to dislodge the clog! Hope this helps home owners out there.. And if you have screens on your gutters, lucky you.

North Atlanta Home Inspector reveals Roof Issues

When David tells people that he is a home inspector everyone thinks that’s great until perhaps they hear some of the stories that he tells. One of his favorite sayings is “This Atlanta Home Inspector walks the roof” and he is not joking. And that is what he did during an Alpharetta Home Inspection today.

This is the house that David decided to get up on today and of course I am thinking, “Okay are you crazy”. So many times as a home inspector you go places and do things that normal people don’t even think about doing. And of course while he was up there this is a couple of pictures that he took.

Of course he found several issues on the roof alone, below is a shingle tab missing, but there is no signs of leaking inside, probably because the roof is so steep the water doesn’t have a chance to get inside.

Missing Insulation in Attic

Last week was a long week for me. Just so-o-o-o much to do! I was in a 5 year old condo for on my third inspection for the day, and was staring at a scuttle hole access for the attic. Being bone tired from the previous two very challenging properties, I really did not feel like trekking down 2 flights of stairs to get the ladder out of the back of my vehicle and hauling it back up. What a great week of Revival at World Harvest Church in Ball Ground

If it seems like we were missing in action, It is because we have been. We have been busy during the day with home inspections and Sunday night started revival at World Harvest Church in Ball Ground.  With everything that went on we have had very little time to post.  On Monday night, Bishop Lance Johnson preached on a topic called false dependencies.  This really got me to thWorld Harvest Church messageinking about, what are we dependent on?  Are we dependent on ourselves, our economy and our abilities to help us make it in life, or are we dependent on the one that created us to begin with.  I have to laugh when I think about all the times that I tried to do things on my own, in my own ability and completely messed it up.  And yet life just seems to run so much smoother when I surrender things over to the Lord and let HIM guide the way. 

Bishop also talked about using alcohol, prescription drugs and drugs to cope with life in general, and how people tend to use those things as their false dependencies.  In other words, they think it’ll make things better.  Right now, if you look across this nation, you constantly hear about the meth epidemic, and how it is destroying the lives of families.  But I have had the privilege of seeing several completely delivered from this drug that they say, you can never get away from and that you will always want it, by the power of Jesus!  Almost every family in America has been affected in some way or another by addictions and I know that there is an answer and help, and as Christians, we can help.
